We pride ourselves on providing our clients with the very best when it comes to high-end custom homes and renovations. From the beginning our hope is to create a mutually beneficial working relationship for both parties. We believe integrity counts - for that reason we will be honest from the start in communicating if we believe in the partnership. Our evaluation process relates to; project location, budget, scope of work, etc. If things change down the road, we are open to re-evaluating your project.
OUR PROCESS IS WHAT DIFFERENTIATES US FROM THE COMPETITION.
When we are confident that we are the right fit for your build we will partner with you through our unique building process. To this end we will share more information via a password protected webpage that will not only enlighten you but will reinforce your decision to choose MGB as your builder. You will understand how we; work with you from start to finish; manage the building process with our BFP™ project management system; inform you of work completed with weekly documentation videos; and give you confidence in the quality of our skill and workmanship by including every detail.
OUR REPUTATION IS A VALUABLE ASSET.
We encourage you to do your “home”work by reviewing our firm’s project portfolio here. Understanding some of our clients’ unique and specific project - intents and how we execute them - will provide you with valuable insight, confidence and discernment as to why they chose to work with MGB and continue to recommend us through word-of-mouth endorsement. Knowing this will give you confidence in your decision to choose MGB as your builder.
We will set up an introductory meeting to walk you through our comprehensive process and explain the software we use to execute your build. Prior to this meeting we encourage you to email concerns or questions that we can address.

THE BETTER WE PLAN, THE BETTER WE BUILD. Once we confirm that we’re both in agreement to proceed with the project, we will send you a more detailed background information form that will help provide more details about you and your build.
YOU PROVIDE DETAILS TO HELP US CREATE A PROPOSAL We’ve already obtained a lot of information to help move your build along. But there is never too much information. Here’s a checklist of all the documents you’ll need to upload so we can create a proposal for you.
WE’VE GOT YOU COVERED. Checking off all the items on the checklist can be intimidating. But we’re here to help support you through the process. Do you need an architect? We will suggest one that we trust and is compatible with your unique requirements. Unfamiliar with how interior designers can elevate your project? We only work with the best. We’ll gladly refer you to proven and reliable professionals that have collaborated with us over the years.

WE NEED TO BE IN AGREEMENT. Our Project Proposal is a detailed and transparent document and is an important investment in your build. We request a non-refundable fee upfront to cover the time involved with creating your unique and exceptional proposal. Before we begin preparing it we’ll send you an agreement outlining what all will be included. This agreement provides you and us with the confidence to move forward in a very open, transparent and mutually understood direction.
SIGN TO PROCEED. If you agree to the terms as outlined, simply sign and return it along with the requested fee.
WE PRESENT YOUR PROPOSAL. Based on the specifications, approved drawings, budget and other particulars, we’ll work with our comprehensive network of proven and highly reliable suppliers, and skilled tradespeople to cost out your project.Use this Project Proposal Checklist to help gather the correct documents. Your completed Project Proposal will give you a full breakdown of your project’s scope and cost, phase by phase, with the most accurate pricing possible for each itemized item. A dedicated project MGB team member will then review the Project Proposal with you, your architect, designer and engineer.
FEEDBACK AND REVISIONS. We’ll upload and give you access to your unique Project Proposal through our industry-leading BFP™ project management software. You can download and keep the Project Proposal for further review and evaluation. Our goal is to deliver the highest quality project that we all will be proud of and that understands and respects your budget parameters. WORKING TO FIT WITHIN YOUR SCOPE OF WORK. Unfortunately, revisions and changes are an expected norm in our industry. Making changes to appease your needs requires both time and effort. To make these adjustments in the Agreement document we retain an hourly fee for our associated time, while doing our best to work efficiently to accommodate and satisfy your requests. Our goal is to successfully finalize a Project Proposal that will exceed your expectations and allow us to move to the next step: Building.

SIGNING OUR PARTNERSHIP PLEDGE. There are only a few more details to handle before we start to build. After reviewing our Project Proposal we ask you to sign a one page Partnership Pledge which solidifies our relationship. You officially agree to retain MGB as your builder and are requested to transfer your deposit.
REVIEW AND CONFIRM YOUR SELECTIONS. In addition to reviewing the building plan, we will work with suppliers to ensure your chosen selections are in stock and ready to order. Orders will be detailed on procurement sheets that are easily accessible for all parties involved. In a meeting with your designers, architects and trades we will review all confirmed selections along with all project documents to ensure everything on paper will work on site.
TRADE AGREEMENTS. Once everything is confirmed and scheduled we sign our trade agreements and upload them to our BFP™ system where you can access them.
OUR SOFTWARE WILL GIVE YOU CONFIDENCE. Our project management software is what sets MGB apart. Our BFP™ system will guide us and you through the entire building process. You will have 24/7 access to information in the system. We enter ALL details; from approved drawings to detailed final selections to daily project management and trades reports to construction schedule. To educate you on the system we conduct a meeting for you and your team where we can answer any questions you may have.
WE ARE PREPARED. We confirm with the site superintendent that the project site will be ready for the start date by means of a quality control checklist. We give them access to all information needed. We prepare a manual that will be accessible on site. This binder includes installation manuals and technical specifications for your chosen selections.
CONTRACT SIGNING. The final contract signing commits to the agreed upon Project Proposal. Our disclaimers will be added to the contract to amend and inform all parties involved of any items that may be subject to a change order.

WE’VE COMPLETED THE NECESSARY PREPARATIONS. All parties involved have properly planned the project to execute an exceptional final build. Now it’s time to bring your dream to reality.
ENSURING A SAFE WORK SITE. Site preparation is one of the most essential steps in the construction process. We pride ourselves with ensuring high site standards by paying attention to all details before building. We inform you if there are any belongings left on site and deal with them appropriately. Safety control is of utmost importance. We ensure all legally required safety documentation is visible on site and understood by all. All necessary fencing and tree hoarding is installed. Utility companies have been contacted and all required shutdowns have been made. All of our trades are required to carry liability insurance and current WSIB certification. In light of current pandemic restrictions, we stay informed of ever changing safety requirements. We are also diligent in documenting any health concerns that arise on site.
A WELL MANAGED WELL PLANNED SITE. We get to work on your project. MGB’s dedicated team provides daily onsite leadership and are in constant contact with associated project managers on and off the site. We pride ourselves on controlling and monitoring every step our trades and site-supers take. Daily reports that are uploaded to our BIG MAC system include; daily accomplishments, issues that arise, completed inspections with accompanying photos and videos. This documentation is a catalyst that will ensure your project is executed as smoothly as possible. When our trades arrive on site, they’re informed of all up-to-date information before they begin. Everything is meticulously planned so there is no wasted time in organizing work.
SYSTEMS IN PLACE. There are no limits to proper planning and management. Even with our diligence in preconstruction we understand that there might be unexpected situations. At MGB we prepare for all possible outcomes. Our trades are notified by means of our BFP™ system about every detail of the job. In addition to change notifications our system allows for all team members to submit an RFI (Request For Information). Relying on this system allows for transparent communication across all participants and results in minimal errors. Ie. A plumber needs to review millwork drawings before starting, he can easily access these on the system to help him navigate all project particulars from project start to final renderings.
OUR QUALITY CONTROL IS YOUR ASSURANCE. Quality control operates by means of our created standard operating procedures. All MGB trades, site supers, project managers are educated to adhere and understand our meticulous inspections. Starting at the beginning of a project with a rough-in inspection for each job phase all the way through to a PDI inspection. Everyone working on your project is held to a high standard in their day to day. With a process like this nothing gets missed and even the smallest detail will not escape us.
WE KEEP YOU INFORMED AT EVERY STAGE. Throughout the project we communicate regularly with you. Once a week you will receive a progress report by means of a video walkthrough. This allows you to observe your build as it takes shape without having to physically visit the site. Our site supers and project managers are constantly monitoring the schedule and progress to ensure the build happens as smoothly as possible. If you have any issues or concerns we are a phone call or email away. We pride ourselves on responding to our clients within 24 hours, if not sooner, and are present for any and all emergencies.
WE RESPECT YOUR CHANGE REQUESTS. Sometimes you might change your mind when you see something in real life. If you would like to make a change as the build progresses this is not a problem. We will do our best to accommodate the request. If it can be implemented, we will put in a change order that details the breakdown of the change. Ie. reasoning for change, scope of work, price change, schedule, etc. After the change request is signed and paid for we will inform all involved of the change. Our office personnel will document the change and all details will be amended in our BFP™ system for you to review at any point.
TRACKING PROJECT COSTS. We keep close track of all project costs. We have implemented a coding system to each job phase that will be evident in all of our documents. This will allow you to easily track costs. We understand how important it is to keep finances on track, so we want to be transparent with you to avoid unnecessary stress.

INSPECTIONS. First we hold a pre-delivery inspection (PDI) with our team. We will meticulously review the final details to prepare for your PDI. We conduct the PDI again with you present. All of our quality control assurance tools that we have implemented from the beginning will ensure the project handover is smooth, calm and well organized.
